Founded in 1972, Wigwamen Incorporated, a non-profit and charitable organization, is Ontario’s oldest and largest urban Indigenous housing provider. SHS was hired to provide development consulting services to Wigwamen for the development of a property located at 525 Markham Road, which they acquired in 2019.

Objective

When purchased, the Markham Road site already housed a 9-storey, 115-unit affordable rental apartment building with commercial retail spaces at grade. Wigwamen’s goal was to create 62 new affordable rental apartments for Indigenous households in Toronto as part of an infill development project to intensify an underutilized portion of the site by constructing a new 6-storey affordable rental apartment building. The project will include an indoor amenity space for community events and programming and an outdoor green roof amenity space.

525 Markham Road is one of a few projects to receive significant funding from the City of Toronto (Open Door Affordable Housing Program) and the Federal government (CMHC Rapid Housing Initiative). It is making a critical contribution to Toronto’s affordable housing goals.
