As an independent non-profit housing corporation, Durham Region Non-Profit Housing Corporation (DRNPHC) was established by Durham Regional Council 35 years ago to address the need for affordable housing across Durham Region. DRNPHC has gone on to develop and operate 17 affordable rental housing projects, housing nearly 1,200 low- and moderate-income households in all corners of the Region. SHS has been a development consultant to DRNPHC for many years, assisting with the creation of more than 150 units of affordable housing across four projects and the repair and renewal of existing housing stock.

Objective

The Normandy project was a joint development with Habitat for Humanity GTA and was a recipient of CMHC’s Rapid Housing Initiative Funding. The site consists of four townhouse blocks: two owned and operated by DRNPHC as affordable rental units and two being developed by Habitat for Humanity GTA as affordable ownership units.

Background

As the project’s development consultant, SHS has assisted DRNPHC with the following projects:

  • Normandy (Oshawa, Ontario) 24-unit housing for women and children
  • Gillespie Gardens (Beaverton, Ontario) 48 affordable housing units including 3 wheelchair accessible units
  • Allan’s Place (Cannington, Ontario) 50 units of affordable housing that are home to seniors and persons with disabilities
  • Conant Place (Oshawa, Ontario) 54 units of affordable housing that are home to seniors and persons with disabilities

In addition to new build projects, SHS is working with DRNPHC on the repair and renewal of their existing housing stock. This work involves conducting the necessary site studies to assess the capital priorities for each site, formulating scopes of work for the repairs, identifying and applying for suitable capital funding sources, and investigating operating funding agreements as a roadmap to construction, ensuring long-term viability across the organization’s portfolio.
