Housing Needs and Supply Study

SHS was retained to develop a Housing Needs and Supply Study for the District of Nipissing Social Services Administration Board (DNSSAB), which took place from mid-2023 to mid-2024. This project included an analysis of the housing needs and gaps across the continuum in each of the eleven local municipalities and two unincorporated areas within Nipissing, as well as the development of a housing strategy to address housing needs across the district.

Objective

This study aimed to identify housing needs and gaps in the district and sought to create a housing strategy to help the DNSSAB, municipalities, and housing developers in the district to prioritize investment for housing development.

Activities

The study included a housing needs assessment with profiles for each local municipality and unincorporated area, detailing housing need, housing supply, and housing affordability. High level housing gaps were identified at the district level, ranging across the housing continuum. Housing needs and gaps, developed through both extensive quantitative and qualitative analysis, informed a final deliverable that identified strategies and actions could be employed to address the housing gaps and remove any barriers identified.

The study also involved comprehensive engagement, including a partnership with Daniel J. Brant & Associates, sub-consultant to SHS, who led the Indigenous consultation and engagement process.
